But there are a lot of disputes, family disputes, old deal or agreement & their existence or cancelation, claims, that are settled out of court or are pending even today and no record of these is available anywhere. Besides this other factors like approved land use of land in Master plan of Indore, inclusion of land in any scheme of Indore Development Authority (IDA), Legal or illegal colony, status of property in Govt./Municipal Corporation records, registration under RERA Act etc. also vitally affect the value of property and need to be analysed before purchase or mortgage of any property.
This is where our transaction search feature comes in where we anaylyse the above factors. We can give our clients a detailed report including the snapshots of the actual public notices regarding the property, if any, if they have been published from 1.1.2012 onwards in leading newspaper Dainik Bhaskar, Naidunia, Patrika, Agniban & Prabhat Kiran helping them to understand the legality of the property and claims or disputes, if any.
Besides Transaction Search, we also give, on extra charge, a feature called Transaction Watch, in which the client who is registered with us would get notifications from INDIRED if any public notice relating to his property or the neighboring properties is published in above news papers in future upto 3 years. The clients can also opt for a village watch in which any notices coming in a particular village in the above news papers in future upto 3 years shall be notified to them so that they can monitor the valuation changes in their locations or villages of interest.
